ARE YOUR ROOFS READY FOR FALL?

Here are some good things to think about this fall before winter comes upon us that will help you save on roof repairs in the future.

When was the last time you have been up on your roof?  Most roofs usually go uninspected until we get that big wind or hail storm.  Don’t wait, get that ladder out and do a complete inspection of your roof and gutters.  You might be surprised what you find.  Missing, curled or broken shingles, loose screws or nails on a metal roof, loose or broken vents and/or flashing, cracked caulking, filled gutters – some may only take minutes to fix and could save on costly fixes in the future.

Look at where snow can build up and possibly leak when melting.  Proper flashing, good caulking and shingles will usually take care of this.  

Are there tree branches doing damage to your roof?  This is a good time to inspect trees with branches hanging over roofs and remove them.   When the snow or ice load hit the trees, will broken branches cause damage to the roof?  

Insurance companies have been hit hard with roof claims the past several years.  Now that hail season is past, it is a great time to add a hail resistant roof.  Check with your insurance company and see if you can get a discount with a Class IV UL rated roof – not only will it last longer but you could receive discounts for installing this type of roof.  With a hail resistant roof, you might consider going to a higher deductible to add even more savings.

There are many new types of roof components out there now.  This is a good time to visit your local supply stores and look at available options.  Some cities have regulations on the types of roofs you can have in residential areas.  Rural people have a little more flexibility in this area.  Make sure you see if you are permitted for the type of roof you are considering in the area you live.
